1. General provisions

  1. 1.1.These rules are an integral Part B of the accommodation service agreement (hereinafter — the Agreement). The Provider is “uzkopšana24.lv” SIA, reg. No. 50203512231, which operates the dormitory EzeraMāja Hostel, Viskaļu iela 48, Rīga, LV-1006 (Part A of the Agreement, section 2).
  2. 1.2.The Agreement is an accommodation service agreement. It is not a residential tenancy agreement, and the Residential Tenancy Law (Dzīvojamo telpu īres likums) does not apply to it. The Client does not become a tenant or user of the premises and only gets the right to use the assigned bed and the common areas in accordance with these rules.
  3. 1.3.By ticking the consent box in the online form or by signing the Agreement, the Client confirms that he or she has read these rules and undertakes to follow them.
  4. 1.4.The Provider may change these rules. The new version is valid from the moment it is published on the website ezeramajahostel.lv; price changes are governed by point 3.6.
  5. 1.5.The Provider may refuse accommodation without giving reasons.
  6. 1.6.The Client must follow the instructions of the administration concerning order, safety and compliance with these rules.

2. Registration and documents

  1. 2.1.Every adult registers personally in the online form before moving in. Children under 18 are entered in a parent's form.
  2. 2.2.If the Client cannot fill in the form personally, the registration is done by the administrator; the fee for this is 50 €.
  3. 2.3.When moving in, the Client must show the original of a valid identity document (passport, residence permit card or EU ID card) and, if required, a visa or residence permit.
  4. 2.4.The Provider does not take or keep original documents. Photos of documents uploaded in the online form are kept in a secure online system only until the administration has checked the entered data against the document, and for no longer than 5 days after that check; they are then deleted automatically. Registration data is kept for as long as the law requires. The personal data controller is “uzkopšana24.lv” SIA. To compare the data with the document, the Provider may use the Claude artificial-intelligence service (Anthropic), which only compares the photos with the form; decisions are made by the administration.
  5. 2.5.Accommodation begins after the Agreement is signed and the first period is paid.

3. Payment

  1. 3.1.The accommodation fee is paid in advance. On moving in, the Client immediately pays for the period until the end of the current month; thereafter the fee for each month is paid by the 15th day of that month. Payment can be made in cash at the administration, by card or by bank transfer. An invoice is issued every month; a receipt is issued for cash payments. No security deposit is charged.
  2. 3.2.Accommodation prices are set per season: summer season — 1 May – 30 September, winter season — 1 October – 30 April. The price list is published on the website ezeramajahostel.lv and is available at the administration; prices for the new season are announced no later than 30 days before the season starts.
  3. 3.3.In addition to the accommodation fee, the Client pays (unless Part A of the Agreement states otherwise): a) heating during the heating season — by room area, EUR per 1 m² per month, divided among the residents of the room; the rate is set by the Provider on the basis of the heat energy tariff of AS „Rīgas siltums” approved by the Public Utilities Commission, and is changed when the tariff changes; b) electricity — by the room meter readings; the price of 1 kWh = the monthly average Nord Pool exchange price in the Latvian bidding zone + the distribution system service fee of AS „Sadales tīkls” + taxes; consumption is divided among the residents of the room in proportion to the days of stay; c) parking — according to the price list, if the Client uses it.
  4. 3.4.If a payment is more than 5 days late, the Provider may terminate the Agreement (section 8).
  5. 3.5.The Provider deducts debts, compensation for damage and contractual penalties from any amounts to be returned to the Client.
  6. 3.6.The Provider may change any prices and rates (accommodation, heating, electricity, parking, other services and fees) by notifying the Client no later than 30 days in advance (point 4.6). If the Client does not agree with the new prices, he or she may terminate the Agreement in accordance with point 8.5.
  7. 3.7.If a company pays for the Client, it pays, when the Client moves in, for the remainder of that month and for the following month, and thereafter monthly in advance for the following month by the last day of the current month, unless the agreement with the company provides otherwise.
  8. 3.8.For each day of late payment from 15 November 2026, the payer pays a contractual penalty (līgumsods) of 1% of the overdue amount, unless the agreement with the payer provides otherwise. Payment of the penalty does not release the payer from the obligation to pay the debt.
